Public Review Open for Sheffield Subdivision Project

GALT, CA (MPG) - The City of Galt is inviting residents to provide feedback on the proposed Sheffield Subdivision Project, a 9.5-acre development planned for 13315 E. Stockton Boulevard. The project would include 65 single-family homes and the continuation of the South Deadman’s Gulch Trail, enhancing pedestrian access in the area.
A Mitigated Negative Declaration has been prepared under the California Environmental Quality Act (CEQA). This document means that while the project could have potential environmental impacts, they can be reduced to non-significant levels through specific mitigation measures.
The public review period is open from Sept. 19 through Oct. 20 at 5 p.m. During this time, residents can review the environmental document and submit written comments to Kristyn Bitz at the Galt Planning Department, located at 495 Industrial Drive, or via email at [email protected]
The document is also available online at cityofgalt.org under Development Projects & Environmental Documents. Separate notices will be issued for upcoming Planning Commission and City Council hearings on the project.
The proposed development would replace a vacant single-family home and surrounding grassland with 65 residential lots ranging from 3,825 to 7,170 square feet. Plans include new neighborhood streets, sidewalks, landscaped areas and the extension of Lyonia Drive.
The trail along the northern and eastern edges of the site would connect to the South Deadman’s Gulch Trail system, improving trail continuity for walkers and cyclists.
To move forward, the project will require a General Plan Amendment to change the land use designation from Low-Density to Medium-Density Residential, updates to the Northeast Area Specific Plan, a rezone and approval of a Tentative Subdivision Map. Design review for the homes will take place separately at a later stage.
Currently, the site is flat and mostly undeveloped, bordered by Deadman’s Gulch to the north and east, Canyon Creek Park to the east, Ashboro Park and residential areas to the south, and State Route 99 to the west.
The property is not listed on any hazardous materials sites under state law.
